5 things worth knowing about chimney sweep pricing and profit
Chimney sweep pricing holds only when each flue, appliance and trip is costed before the quote leaves the office, not after the season ends.
What to take away
- Price each flue and each appliance, never the whole house.
- Put the drive into the quote before the brush leaves the van.
- Keep sweeping, inspection and repair as three separate prices.
- Publish tiers with the conditions that move a job between them.
- Review the list yearly against your own wage, fuel and insurance figures.
Operations material, not fire safety, code, licensing or tax advice. Venting rules depend on the appliance, fuel and building, so confirm them with a CSIA certified sweep and NFPA 211.
A price list fails in two ways. It gets copied from a competitor three towns over, or it gets set once and never reopened. Chimney sweep profit margins and break even points shows where the gap appears in the books.
Price the flue, not the address
Chimney work arrives per flue and per appliance. One house can hold a wood stove, a furnace flue beside it and a fireplace insert below. Three flues, three cleanings, one driveway.
Build the base number from flue count and appliance type. A masonry flue on a wood stove takes different labour than a factory built metal chimney on a gas appliance. Oil and gas leave different residue than seasoned cordwood.
Access belongs in the quote as a named line item. A steep roof takes longer than a cleanout door at floor level. In New England and the Upper Midwest, where bookings bunch into a short fall window, a flat regional rate makes far calls subsidize near ones.
What the trip actually costs
The brushing is the visible part. The truck, the drop cloths, the vacuum, the rods, the ladder and the drive time are not. A forty minute sweep can sit inside two hours of travel.
Express the trip in variables. D is round trip distance in miles and R your vehicle cost per mile. S, B and T are setup, brush and travel minutes, and L is the loaded labour rate. The floor for the call is (S + B + T) x L plus D x R.
The drive is a cost line, not a rounding error.
Nothing in that formula is free. The chimney sweep equipment checklist covers the van, vacuum and roof gear that belong in the per mile number.
Set a call minimum covering the first flue plus a travel band. Each extra flue prices lower, because the van is already parked.
Example: one two flue quote from the floor up
Assume a loaded labour rate of $60 an hour and a van cost of $0.70 a mile. Both are typical ranges for a one van operation, not published rates. The trip is 40 miles.
One two flue quote
- Labour15 minutes setup, 45 minutes brushing, 60 minutes driving. Two hours at $60 is $120.
- Vehicle40 miles at $0.70 is $28.
- Floor$148 before overhead. Add overhead and target margin, and the first flue quotes at $225.
- Second flue, same address45 minutes of brushing, no extra drive. Quote it at $120.
The second flue looks cheap to the customer and stays profitable, because the truck was already there.
Sweeping, inspection and repair are three prices
Sweeping removes creosote and debris. Inspection judges the condition of the venting system. Repair corrects what the inspection found. One invoice can carry all three, never as a single number.
A sweep without CSIA certification can clean a flue and report what was visible. Judging clearances to combustibles, cracked flue tiles and appliance connection belongs to a certified technician working to NFPA 211.
The handoff is where money leaks. A damaged liner gets found, the homeowner gets told, and no estimate is written. The work vanishes or happens informally at a price nobody calculated.
State the certification on the invoice. Cleaning, inspection and repair sold as one visit are covered in chimney sweep services and packages.
Tiering the price list
| Tier | What it covers | Priced on |
|---|---|---|
| Standard sweep | One flue, one appliance, normal access | Per flue |
| Extended sweep | Multiple flues, difficult access, heavy creosote, insert removal | Per flue plus access items |
| Sweep and inspection | Cleaning plus a certified assessment | Per flue plus inspection fee |
| Repair handoff | Scope written from the technician's findings | Quoted separately |
Publish the tiers with the conditions that move a job between them. A customer who knows a second flue costs less than the first argues less at the door.
Review the list yearly against your own numbers. A national average says nothing about your fuel, your drive times or your wages.
The failure cases that eat margin
Callbacks come first. The flue gets cleaned, the customer calls three days later to say the stove still smokes, and the return trip goes out free. Log every callback with its cause and cost.
Underpriced sweeps come second. A discounted quote wins the job and loses the afternoon. If the drive alone eats the margin, no volume repairs it, and fair margin pricing for chimney sweep services sets out how the floor gets built.
Third is the repair that never got quoted. A photograph and a written scope turn that conversation into billable work.
Records and advertising that support the price
Keep documents that show income, expenses, payroll and assets. The IRS recordkeeping guidance sets out what a small business should retain, and the same discipline shows what each job cost.
An advertised starting rate needs support. The FTC advertising guidance covers how offers must be presented, which matters when a price runs as a from-rate.
Canadian operators quote before GST or HST and state the tax separately.
